Are the units taxed?
Yes, each garage unit will be subject to property taxes according to its assessed value.
How much are the taxes?
This will depend on the value of the unit and the county assessor's office but a general approximation is 3% of total value for annual property taxes.
Can financing be used?
Yes, traditional financing methods are available for purchasing a condo. We also have several banking institutions familiar with the development and willing to underwrite prospective buyers. Please reach out directly, and we will refer you to our lending partners.
Assessments vary depending on the size of the individual unit and will range from $60 to $160/mo. The fee covers all property costs including, exterior maintenance, upkeep of common areas, insurance on the buildings, and a replacement reserve budget. Control of the Association will be turned over to the owners once the site is sold out per Common Interest Owner Association and will be managed by a professional property manager.
How much are monthly dues?

When will the units be ready?
Yes, each unit has a dedicated HVAC unit providing both heating and air conditioning controlled by the unit owner. They all are commercial-grade rooftop units.
Do the units have individual HVAC units?
Your business model must be in agreement with the HOA association by-laws and declarations. Any retail business that needs a walk-in customer base is absolutely prohibited.
Can I run a business out of my storage unit?
The association will carry an insurance policy to cover the common building elements and common areas shared by all owners. Individual owners will be responsible to carry an insurance policy to cover their own unit, any improvements, and the contents.
Who pays for property insurance?
The Zoning does not allow for residential use.
Can I live in in the unit?
The Zoning does not allow for residential use.
Can I live inside my RV in the unit?
Fully enclosed perimeter fence, extensive exterior lighting, security cameras with monitor capability, entry and exit gates are monitored, as are all positions of the drive aisle.
What type of security features are included?
24/7 365 days a year.
What are the hours of operation and access?
Yes. There is a potable fresh water supply, a RV dump/waste station, trash services. Individual units have ample electric service plus a dedicated 30 Amp RV plug.
Are there accommodations for Motor Coaches, RV’s, and Boats?
The garage suits are for sale only. However, owners do have the ability to rent the space if they so choose. Please reach out directly and let us know if you would like to be added to an interested renter list.
